Elements Estates will be creating a blockchain-based platform backed by a unique portfolio of real estate deriving from banks’ distressed asset. Our platform will offer the ability to utilize ELES tokens through purchase, rent and other different services all related primarily to newly developed and modern properties in platform ownership, and payable solely by ELES tokens.
We are giving you an opportunity to become involved in something that will enable growth of token value through big profits from unlocking hidden value of the distress asset deriving from non-performing bank portflolios, usually reserved for big players.
Our aim is to offer everyone the opportunity to benefit from distressed and undervalued real estate asset opportunities linked to blockchain. To be able to do so and enable above average liqudity of the token we have designed entire the process in a way that the ELES token will bethe only mean of payment for all services and properties in our portfolio and that supply of tokens will decreased with every transaction.

By using smart contracts for buying and renting we will improve efficiency in time and lower the costs for all participants. With different voting possibilities, selling real estate on tenders, or putting projects on the blockchain we are improving transparency in the world of real estate as we know it.
The small part of the Crodwsale funds will go to development of the platform, while majority will be distributed to building the real estate portfolio. With the increase of real estate through period of time, more and more properties will be available for rent and sale. With every transaction, a certain amount ot tokens will be locked for certain period of time and taken out of circulation. This will have a positive affect on the increase of the token value.
The platform will serve as interaction hub between the ELES token holders and the Fund, created for purchasing tourism, commercial and residential properties in the SEE region. While the Fund will focuse on identifying distressed assets starting within the SEE region that can be restructured as real estate projects, it will later either sell it or rent it.
All transactions will be done solely with the ELES tokens.

The development of the EET platform will take 6 to 9 months after the Initial Coin Offering (ICO). Decisions on projects, that will be used as underlying base, will be based on all standard analyses (quantitative, qualitative, static and dynamic with cash-flow projections), checked with our real-estate advisors from CBRE, Colliers, or others, and an algorithm developed by the Elements team that takes into account the level of risk and the associated rate of return.

Distress assets are underlying assets (in our case properties) that are put as collateral for non-performing loans that can be acquired mainly from financial institutions and via different liquidation processes.
On one side the portfolio of real estate will increase, while on the other side with every transaction (selling or renting service of real estate), half of the tokens will get locked and taken effectively out of circulation, which will have a positive effect on the token growth.
